The Plaintiff named above is the judgment creditor in this action and the lienor of the property pursuant to the Colorado Common Interest Ownership Act, Colorado revised Statutes, §33-33.3-316(2)(a), and the Plaintiff’s Property Owners Association Declaration for Mountain Meadows Property Owners Association. As of March 1, 2011, the outstanding balance due and owing on such judgment is $2,656.72

A Conceptual Development Plan review for a 225 dwelling unit Planned Unit Development (PUD) will be considered by the Planning Commission for approximately 1,733 acres along Blanco Basin Road between USFS Road 659A and Regester Loop (approximately 5 miles up Blanco Basin Road aka County Road 326).

The property extends north of Blanco Basin Road. There is an approximate 25-year time horizon in the proposal for constructing all the units which would require the property obtain vested rights. This Conceptual Development Plan review is to afford the Board of County Commissioners a very preliminary inspection of the conceptual plan and allow the Public and Board to give feedback to the developer before being forwarded to the Planning Commission and back to the Board of County Commissioners for their consideration and final decision prior to granting any vested rights to the property.

for the County of Archuleta for no cost reimbursement for equipment and labor of the following:

1. Haul backfill and dirt into and out of the Archuleta County Fairgrounds.

2. Repair drainage and regrade Archuleta County Fairgrounds.

3. Create drainage for roadway leading through Archuleta County Fairgrounds complex.

4. Create/reinforce drainages around perimeter of the Archuleta County Fairgrounds.

5. Install Culvert at the Mill Creek Gate to Archuleta County Fairgrounds.

6. Level and grade off Parking Area on North end of Archuleta County Fairgrounds.

This work will extend from fiscal year 2011 and may be extended through 2012 unless terminated prior to in writing. In the event that no contractor is able to conduct the work by providing labor and equipment for no charge, the Colorado Army National Guard, Joint Force Headquarters – Colorado (COARNG), 947th Engineering Company, in cooperation with the County of Archuleta will commence operations to complete the extensive list of non-funded projects. This will commence in the Spring of 2011 and will terminate upon completion of this list of projects. Any additional non-funded projects that evolve will be published in the same manner.

TO WHOM IT MAY CONCERN:

This is to advise you that the above-captioned action is pending. A Judgment and Decree for Judicial Foreclosure has been entered in this action concerning an assessment lien by the plaintiff Mountain Meadows Property Owners Association, Inc. pursuant to the Colorado Common Interest Ownership Act, Colorado Revised Statutes, §3-33.3-316(2)(a), and the Plaintiff’s Property Owners Association Declaration for Mountain Meadows Property Owners Association, Inc. of (said) Assessment Lien being recorded on June 8, 2008 at Reception No. 20804308, in the office of the Clerk and Recorders Office of Archuleta County, Colorado (the “Assessment Lien”).

The real property which is the subject matter of this litigation, which is the property subject to the Assessment Lien, is situation in Archuleta County, and is described as follows, to-wit:

Building Number 1 of Mountain Meadows – Phase One as described and delineated on the Plat captioned “Mountain Meadows – Phase One” filed for record under Reception No 137131 in the Office of the County Clerk and Recorder in and for Archuleta County, Colorado. Together with a right of ingress and egress over the existing road to Lakeside Drive.

The Plaintiff named above is the judgment creditor in this action and the lienor of the property pursuant to the Colorado Common Interest Ownership Act, Colorado revised Statutes, §33-33.3-316(2)(a), and the Plaintiff’s Property Owners Association Declaration for Mountain Meadows Property Owners Association. As of January 1, 2010, the outstanding balance due and owing on such judgment is $2,572.72.

I shall offer for public sale to the highest bidder, for case, at public auction, all the right, title and interest of the defendants in said property on May 25, 2011 at 10:00 a.m. at the Archuleta County Sheriff’s Office, 449 San Juan St., Pagosa Springs, CO 81147.
