PUBLIC NOTICE IS HEREBY GIVEN that the Board of County Commissioners of Archuleta County, Colorado, will hold a public hearing to receive the recommendations of the Archuleta County Planning Commission and relevant public comment regarding adopting an amended Future Land Use Map in the Archuleta County Community Plan and the amendment of the Community Plan to include the new Future Land Use Map. The amended Future Land Use Map and accompanying narrative and description in the Community Plan will incorporate changes resulting from the Urban Service Area process, and which may identify or prioritize potential areas for considering future growth.

The public hearing will be held on Tuesday, December 22nd, 2008, at 1:30PM in the Archuleta County Courthouse, Commissioner’s Hearing Room, Route 160, Pagosa Springs, Colorado, at which time all interested parties will be heard.

Should the anticipated public attendance exceed room capacity due to the possible scheduling of several public hearings at this meeting, time and date, the meeting may be moved to the Archuleta County Extension (4-H) Center, at the Archuleta County Fair Grounds, Rt. 84, ¼ mile south of Rt. 160, Pagosa Springs, CO.

PUBLIC NOTICE IS HEREBY GIVEN that the County Board of Commissioners of Archuleta County, Colorado will continue from Tuesday, December 9th to Monday, December 22nd a public hearing to review and consider a recommendation from the Archuleta County Planning Commission regarding the adoption of amendments to Section 9.2; Oil and Gas Permitting, and Section 11; Definitions, of the Archuleta County Land Use Code.

At that time the County Commissioners will also review any additional information submitted by staff or the public prior to, or at the public hearing.

The continued public hearing will be held on Monday, December 22nd, 2008, at 1:30PM in the Archuleta County Courthouse, Commissioner’s Hearing Room, Route 160, Pagosa Springs, Colorado. If it is anticipated that due to the scheduling of multiple hearings at that meeting, time and place, the capacity of the hearing room would be insufficient, the meeting location will be changed to the Archuleta County Extension Building/4-H Building at the Archuleta County Fair Grounds, Rt. 84, ¼ mile south of Rt. 160.

The changes being considered reflect additions and technical corrections to the current code based upon staff review and prior public and industry obtained at a November 12th public hearing on changes contemplated to these sections of the Land Use Code held by the Archuleta County Planning Commission and a December 9th public hearing held by the county Board of Commissioners.

The Board may also consider under the consent agenda of the regular business meeting of the Board of County Commissioners at the same time, date and location, correction of a typographical/grammatical error in Section 9.1 Mining; Soil, Sand and Gravel, under 9.1.3.4, changing the last word from “or” to “and”.

The amended language for Section 9.2; Oil and Gas Permitting, Section 11: Definitions, and section 9.1; Soil, Sand and Gravel, of the County Land Use Code are available for review at the Archuleta County Planning department, 1122 Highway 84, Pagosa Springs, Colorado, or online at: http://archuletacounty.org.

At any time before this sale, Judgment Debtor(s), Current Owner(s), and other Interested Parties may have a right to enjoin this sale, if permitted by law. Failure to pursue these rights may be deemed a waiver thereof. The filing of a frivolous, groundless or vexatious lawsuit may result in attorney’s fees being assessed against you.

3. CURE AND/OR REDEMPTION RIGHTS: Pursuant to the laws of this State, you may have an interest in the Real Estate to be sold or have certain rights or suffer certain liabilities as a result of this Sheriff’s sale. You may have the right to cure a default under the judgment, or you may have a right to redeem the Real Estate to be Sold. A copy of said statutes, as such statutes are presently constituted, is attached to the copies hereof which are recorded, mailed and served.
